Project Highlights: Dartmouth Crossing is a 4th generation open air regional retail shopping destination consisting of over 1.5 million square feet built on approximately 200 acres. Offering variable shopping experiences, master planned mixed use, integrated building designs and coordinated infrastructure, the vision of Dartmouth Crossing culminated in a $280 million asset.
In advance of construction and in support of due diligence, the owner of North American Development Group engaged Paul Behner as a trusted advisor. For more than 15 months, Paul collaborated with the entire project group through the acquisition, design and regulatory approval phases. As an independent contractor, Paul provided a client-focused approach, critical thinking skills, expertise and resourcefulness and with the vision in mind, he assembled and led a talented construction group to successfully deliver unprecedented results.
Dartmouth Crossing emerged from a brownfield site requiring the remediation of two quarries, construction and debris facility and an asphalt plant immediately surrounded by water courses and lake systems. The heavy lifting entailed fast paced delivery of $85 million in civil construction, seven million cubic metres of fill moved, 270 acres of land leveled, coordination of $30 million highway access infrastructure amidst 1.5 million square feet of new retail space. Environmental compliance issues were managed by best practices including the successful rehabilitation of onsite freshwater streams to support fish life and approved design-build procedure for relocation of osprey nests. Upon completion, Dartmouth Crossing became the largest retail construction project in Canada east of Calgary.
